RENTAL RULES AND REGULATIONS

Rental Agreement: Please review the terms of our Rental Agreement.

This Rental Agreement is made and effective between BreckCondoWithAView.com, LLC (“Rental Company”) and Guest.  

Please note the updated Public Health Order from the State of Colorado and Summit County. It is the guests responsibility to abide by these rules.

Deposit Terms:

An initial deposit equal to 25% of total is due at time of booking. Full payment is due 45 days prior to arrival. If reservations are made within 45 days of arrival, full payment must be made at the time of reservation.


Policies:

Guest must be a minimum age of 21 to rent this property.  The guest’s name on the reservation must be an occupant of the unit during the entire reserved time period.  

A valid Driver's License or government issued photo ID is required at time of check in.

A credit card will be due upon arrival, which will be charged only if there are damages, theft, excessive cleaning charges, lost keys/parking passes or unpaid telephone calls.

Guest may not exceed the maximum occupancy of the Rental Property at any time.

The property owner maintains a rental condominium insurance policy.  In the event of any damages attributable to the renter or renter's guest during the renter's stay, the renter agrees to pay for damages or for the property owner's insurance deductible up to $1000, which will be charged to renter's credit card on file.

Cancellation Terms: Cancellation inside 45 days arrival is subject to forfeiture of full payment. Cancellation outside 45 days arrival is subject to $100 processing fee per reservation. No shows, late arrivals and early departures are charged the entire amount for the reserved stay. Travel Insurance is recommended.  Failure to make any payments due will jeopardize your reservation and could cause cancellation without notice at the discretion of BreckCondoWithAView.com LLC. 

Check-in/Check-out:  All parties shall check-in at PMI Breck, 100 N. Main St., Suite 201,  Breckenridge, Colorado. Ph. 970-409-0896. 

Detailed check in instructions will be emailed to you by PMI at 14 days prior to arrival. Please check your spam folder.

Check-in is 4:00pm & check-out is 10:00am. At this time, early check-in and late check-out is not available to adhere to local jurisdictions. If necessary, for your convenience, they do have luggage storage available.

Forms of Payment: We accept Visa, Master Card, American Express & Discover.

Travel Insurance: Unfortunately, unforeseen circumstances do arise that can cancel or interrupt your travel plans. We STRONGLY encourage you to consider purchasing Travel Insurance.  It includes cancellation/interruption, medical and baggage coverage...and most importantly, peace of mind. Breckenridge is a high alpine environment and in order to ski, you need snow.  Especially during ski season, delays due to weather are the most common reason for missed days and unfortunately not refundable.  Insurance will cover you for this.  

Travel Insurance is available and offered through iTravelInsured.  Travel Insurance must be purchased 30 days prior to your arrival if you choose to have the insurance.  For additional travel insurance coverage information, please contact iTravelInsured at 1-866-347-6673 or when calling from abroad please call 317-655-9796.  www.iTravelInsured.com.

Parking:  Parking is limited at most properties and cannot be guaranteed at some properties. One parking pass per unit. Parties with more than one vehicle may be required to park off-site. Prior arrangements are suggested. Parking permits, provided at check-in, must be displayed in vehicles at all times. A per night rate may be assessed and must be paid at time of booking. You will be advised of this at the time you make reservations.
 
No Smoking and No Pets: All properties are no smoking and cannabis smoke free. Pets or any kind are not permitted at any property. A minimum charge of $500 will be charged to your credit card for failure to comply with these conditions. 

Keys: To avoid a lost key charge, please leave all keys, fobs, plastic parking passes and/or garage door openers in the unit. Parking Pass for Village at Breckenridge must be dropped in the “parking pass drop off box” by the lifting garage exit.

Cleaning, Maintenance & Utilities:  Pride is taken in having a clean, well-equipped and maintained unit.  Any cleaning or maintenance issues needs to be reported as soon as possible otherwise it is assumed the condo was found in satisfactory condition.  In the event of a maintenance issue, appliance breakdown or utilities service disruption, please contact PMI as soon as possible.  Every effort will be made to promptly repair, replace or remedy the situation. 

Substitution of Comparable Accommodations: In the event of booking conflicts with homeowners or unforeseen maintenance requirements, we reserve the right to substitute comparable accommodations, provided the guest is not charged a higher rental rate than the accommodation type originally requested or cancel the reservation with refund.

Indemnity: Rental Company does not assume any liability for loss, theft, damage or injury to guest, his/her guests or other occupants in the rental property.  The GUEST, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges the Rental Company from any and all claims, demands and causes of action by reason of any injury or whatever nature has or have occurred, or may to the GUEST, his/her guest or other occupants of the Rental Property as a result of, or in connection with the occupancy of the Rental Property and agrees to hold Rental Company free and harmless of any claim or suit arising therefrom.  In any action concerning the rights, duties, or liabilities of the parties to this Agreement, all litigation must be handled in Tarrant County, Texas.
